Overnight Parking

by Cristi Kauffman on May 1, 2022

As a reminder to the previous community posts relating to vehicles and overnight parking, the community is responsible for maintaining the PRIVATE Roadways located throughout the community.

Per the Community CCRs any vehicle of any type is prohibited from parking overnight on the PRIVATE roadways. Per our Q1 board meeting, the HOA will utilize its rights to enforce the rules and regulations of the CCRs, especially those relating to the following:

  • Vehicles without CURRENT registrations (this includes vehicles with paper plates that are valid for only 30 days and have expired and/or have not been updated)
  • Vehicles that have been abandoned and have not moved
  • Vehicles with low or flat tires
  • Vehicles leaking fluids
  • NOTE: This is NOT an all-encompassing list

Should the board continue to receive complaints relating to this or notice this as they walk the community, we will exercise our rights to enforce and town at the owner’s expense per the CCRs.

Additionally, also per the CCRs should any damage occur from a vehicle that has been parked overnight (i.e.leaking of fluids, etc.) the owner will also be billed for the repair costs incurred by the association for the damaged property.

Owners that are renting out their homes are HIGHLY encouraged to ensure their tenants are aware of the rules and regulations throughout the community. Violations relating to overnight parking are being addressed by the board and vehicles are/will be towed at the owner’s expense per the community CCRs and Arizona State Law. There is NO exceptions to this.

Should you have any questions relating to this matter, please do not hesitate to reach out to the board via email at smmanorhoa@gmail.com
