 CALLING ALL COMMUNITY MEMBERS………….WE NEED YOUR SUPPORT

We are holding a volunteer community clean-up for the entire South Mountain Manor Association. Due to the current state of the community landscape and finances, we are unable to pay a landscaper to perform the work needed.

During the board meeting held on 8/14/2021, The community members determined is it necessary to pull together and help clean our community!

This includes:

  •   Trimming Trees
  •   Trimming Plants
  •   Mowing the Turf
  •   Manually removing and chemically treating weeds

We are asking all community members to join us in completing much of this work. The more volunteers we have, the faster and easier this clean-up will be. We realize there are several homeowners frustrated with the HOA and the appearance of the community. For this reason, it is important that we unite as a team to get back the community that we were all once very proud to be a part of.

Any and all volunteers are appreciated and needed. Any landscape tools that are available are also very much needed and appreciated.

This event will be held on 8/28/2021 starting at 6:30 am until 1:30 pm or later. We will all meet in the Cul-de-sac to assign tasks and go from there!

On August 14th, 2021, the South Mountain Manor Board of directors held a meeting to elect new board members and review the current state of the community. During this meeting, it was determined by the community, that the electoral process did not correlate with the bylaws and governing documents of the community. It was also determined, due to the state of the community, it was critical to hold an exception, emergency interim board members election, for 90 days. Representing the community were members of 10 households.

The following community members were nominated as interim candidates and accepted the positions until the official election in November 2021.

  • Cristi Kauffman – Board President
  • Marcella Green – Board Secretary
  • Mario Bisson – Treasurer

The official nominations and election process will begin on September 1st. This process will include nominations for candidates to serve on the Board in seats that will be determined by the Executive Board members.

Please keep a look out for this information to be posted! We are hopeful for the future of the community and overcoming the challenges it has faced.

 

Please plan to attend the South Mountain Manor HOA Homeowners Meeting on Saturday, August 14th at 11 am. 

The location of the meeting will be the Moose Lodge located at 2401 E. South Mountain Ave., Phoenix, AZ 85042 (corner of South Mountain Ave. and 24th Street).The meeting will consist of a standard HOA Meeting  and the Executive Board Members/Officers Election.

Nominations will be for the following Officers/Board Members: President, Vice President, Treasurer, Secretary, 2 Members at Large (who may serve as board members in the event of any vacancies).

All current Executive Board Members/Officers will be stepping down after this election.

 

Due to the number of homeowners that have not been paying their HOA fees in 2019, 2020 and 2021, the HOA can no longer pay our standard monthly bills.  The Executive Board members have been conserving our funds by reducing our services throughout the past 2 years to an as needed service only, and more recently (for over the past 6 months) performing our own landscaping services as best as possible.

Our irrigation system constructed in  2005 has had numerous issues and breaks which have needed costly repairs, and resulted in very high water bills, expending a lot of our funds.  We can no longer afford to water our plants and grass in the common areas, until past due HOA fees are paid. We have thus far been able to pay our electric bill each month, for the street lights in our community, and hope to be able to do so with your help.

Our PO Box allows us to continue communication with homeowners and do any/all transactions.  Please send your mail only to the HOA PO Box and do not use any resident’s address for HOA dues/payments/letters.  Homeowners and property managers are expected to pay their bills quarterly, semi-annually or annually; which decreases the work load for the HOA Board.

We continue working with an aging and sometimes failing watering system, as tree and bush roots are damaging the piping, leading to ostly repairs and high water bills.

We have noticed more residents taking their pets for a walk and to meet their biological needs; however several of these residents do not carry a waste bag.  Please clean up after your pets.  We want to keep a clean and safe environment for all residents, especially for the children who are playing on our grounds.  If your property is a rental, please tell your tenants to clean up after their pets.
