Community Updates
As we continue with our efforts in cleaning the community, we have received really supportive feedback from several home owners. We appreciate the positive feedback and support from everyone. We had hoped we would be further along in this community clean-up project however; due to multiple years of neglect both financial and physical, we continue to face extensive setbacks.
Currently, the entire community needs the trees trimmed and irrigation repaired before the summer months arrive. If we do not get the irrigation repaired before the summer, our fear is that we are going to lose more landscape that we already have. While our financial recoup efforts were substantial, they were not enough to cover the extraordinary expenses that are required as a result of the neglect over the past several years.
The board is currently exploring resolutions and potential one-time “special assessment” fees that will be assessed to each owner in the near future.
Additionally, we continue to receive MULTIPLE complaints from owners regarding overnight parking on the street (specifically on Ian and 5th Lane), visible garbage cans, excessive weeds and the landscape not maintained.
We have sent out several notices to owners regarding all of the above. We are finding that the homes we have the most challenges with are those with renters in them. It is the responsibility of each owner to ensure their tenants are aware of the community rules and adhere to them. The board will continue to send notices and FINE violations of a minimum $25.00 to all community owners that fail to adhere to these expectations.
If anyone has any questions regarding the community rules, please do not hesitate to reach out to the Board at SMManorhoa@gmail.com
