The South Mountain Manor Home Owners Association is charged with ensuring compliance with the CC&Rs regardless of whether or not a homeowner/resident chooses to be an active member of the HOA. South Mountain Manor HOA ensures compliance with the CC&Rs for the following reasons:
- To continually maintain your property values
- To ensure that the community does not decline in its appeal among both current homeowners as well as prospective future residents
- To foster an environment of unity, harmony, and cooperation among all South Mountain Manor residents
Fortunately, the majority of homeowners are compliant with South Mountain Manor CC&Rs; however, there are times when violations occur and need to be addressed. To help continue to preserve the aesthetics and appeal of the community, we encourage you to periodically review these documents.

HOA Dues
As a reminder to all owners, payment coupons are no longer being sent out to each community member.
NOTE: Monthly payments are NO longer accepted and have not been since 2017. We ONLY manage quarterly billing & statements. IF you choose to make a monthly payment you will be assessed a $20.00 administrative fee. The coupons can be found below by selecting the link.
2023 QUARTERLY Payments are due by the following dates:
- Q1 – Due by – 12/15/2022 of $165.00
- Q2 – Due by – 3/15/2023 of $165.00
- Q3 – Due by – 6/15/2023 of $165.00
- Q4 – Due by – 9/15/2023 of $165.00
- $15.00 Late Fee will be assessed if past this date
2024 QUARTERLY Payments are due by the following dates:
- Q1 – Due by – 12/15/2023 of $165.00
- Q2 – Due by – 3/15/2024 of $165.00
- Q3 – Due by – 6/15/2024 of $165.00
- Q4 – Due by – 9/15/2024 of $165.00
Note: If your payment is not received timely, a $15.00 late fee will be assessed for each quarter the payment is late.
